Commercial Development

I possess in-depth experience in providing due diligence, strategic planning advice to clients for commercial development. If a project is considered to be viable in both economical and planning terms, the objective evolves to securing planning permission for proposals. I have significant knowledge of preparing, submitting and managing planning applications to a successful outcome, as well as assembling design teams and coordinating supporting information from a range of consultant.

I worked to securing a grant of planning permission for the following commercial development in Aberdeen and Dublin:

  • Hume House, Ballsbridge, Dublin 4 – planning permission for the redevelopment of existing 1960s office block with a contemporary part 7, part 8 storey Grade A office accommodation (18,000 sqm gfa) with extensive landscaping, external terraces, roof top solar PV, granted by Dublin City Council. Extensive pre-application engagement with the planning authority assisted high quality design and optimal use of a value brownfield site in a premier office location.
  • Portobello Hotel, Dublin 8 – planning permission was granted by An Bord Pleanála following a third party appeal. The development consists of the regeneration of partially vacant light industrial and commercial premises with a 175 no. room hotel, providing improved active frontage to a public plaza and enhancing public realm.
  • Aparthotel, Oliver Bond Street, Dublin 8 – planning permission was granted by Dublin City Council for the development of a long-term vacant site in an area identified for strategic regeneration, providing 71 no. rooms over 8 storeys, including ancillary resident amenities and bicycle parking.
